- Roll your capital gains (within 180 days of sale event) in “Qualified Opportunity Funds” that fund managers then allocate to stocks, partnerships or OZ properties. Any taxes you would have owed are immediately deferred.
- If left in the fund for 5 years, you receive a 10% reduction in the taxes you owe
- In 7 years, the tax reduction increases to 15%
- In 10 years, your capital gains taxes are waived
- You pay taxes only on your original investment, not on any growth over the 10-year period. In other words, your investment grows TAX-FREE.
There are 18 Opportunity Zones in Nashville, all in areas that have already seen significant development in recent months and make up 20% of the urban selected OZs. Some are within trendy neighborhoods like East Nashville, 12th South and Wedgewood-Houston. But all of Nashville stands to profit from smart, thoughtful community investment.
